The Site is in a highly accessible location, within walking distance of Manchester Victoria Station, Manchester City Centre, as well as being located within the heart of Salford’s City Centre regeneration area. The site benefits from planning consent for 104 apartments comprising (50 x 1 beds, 48 x 2 beds, 6 x 3 beds) and commercial space.
The development itself provides high-quality aspirational homes with a diverse mix/size of dwellings that will accommodate a variety of households and contribute to achieving a sustainable community. The focus is on high-quality homes that complement the current housing stock of Salford. The development incorporates a number of bespoke dwelling types (with a communal courtyard and private roof terraces) that reflect the character and history of the area, whilst providing contemporary homes that will meet the housing needs of this part of the city. Furthermore, the scheme provides leisure and commercial facilities and outdoor communal space.
Once the site has been purchased the strategy is to sell all apartments off-plan to the international investor market.
This will be undertaken with our local development partners who have sold over 800 units in this manner over the last few years. We currently have two other schemes going through planning in Manchester for a further 400 units where the same strategy will be employed. Our local partners are currently building out five schemes in Central Manchester and have evidenced that all plots will be sold within 5 months of purchase thereby de-risking investors exit and guaranteeing returns. The site will then be developed. Total project length will be 27 months.
